For some elements of the HVAC system correct maintenance is a legal requirement for the building owner. This has been the case with fire dampers since January 2017, in which an update to BS 9999 legislation made it obligatory to have dampers tested by a competent person upon initial installation and at least once a year thereafter.

So how can you ensure that you are compliant with the latest legislation and that your building is safe to occupy?
The first step to successful maintenance is to identify, locate and access the necessary equipment within a property. This can be particularly difficult with fire and smoke dampers as they aren’t always as visible or easy to access as other components of the HVAC system.
